1. Acceptance of Terms
   By downloading, accessing, or using the App, you agree to these Terms and our Privacy Policy. If you do not agree to these Terms, please discontinue using the App immediately.
2. Services Provided
   Rentdeer offers a platform to facilitate the following services:
   1. For Landlords: View, create, and manage property rental listings and tenancy agreements.
   2. For Tenants: View property listings and sign tenancy agreements with landlords.
   3. For Property Agents: Assist in property rental processes, earn points through activities, and redeem points for cash.
3. Eligibility
   To use the App, you must be at least 18 years old and legally capable of entering into binding agreements. If you register as a property agent, you certify that you comply with local real estate laws and regulations.
4. Account Registration
   To access specific features of the App, such as creating property listings or signing tenancy agreements, users must register an account. You are responsible for keeping your login information secure and for any activity that occurs under your account.
5. Creating and Managing Tenancy Agreements
   The App enables landlords and tenants to create and sign tenancy agreements electronically. You acknowledge that:
   1. Rentdeer provides a platform for this process but is not a party to any tenancy agreement.
   2. All agreements are legally binding between the landlord and the tenant.
   3. Rentdeer does not provide legal advice regarding the terms of tenancy agreements, and users are encouraged to seek professional legal advice if needed.
6. Property Listings
   Landlords and property agents may create property listings through the App. You agree that:
   1. All information provided in property listings must be accurate and truthful.
   2. Rentdeer is not responsible for the accuracy or legality of the property details.
   3. Rentdeer reserves the right to remove listings that violate these Terms or applicable laws.
7. Payment of Fees
   Users may be required to pay certain fees associated with using the App, such as fees for listing properties, signing tenancy agreements, or other transaction-related services. All fees will be displayed clearly before payment. Rentdeer may use third-party payment processors and is not responsible for payment processing issues caused by those third parties.
8. Property Agent Reward Program
   Registered property agents can participate in Rentdeer’s rewards program. Agents can:
   1. Earn points by completing tenancy.
   2. Redeem points for cash, subject to Rentdeer’s point redemption policies.
   Note: Points have no cash value until redeemed according to the program rules. Rentdeer reserves the right to modify or discontinue the reward program at any time.
9. User Conduct
   By using the App, you agree to the following:
   1. You will not post inaccurate or misleading information.
   2. You will comply with all applicable laws and regulations related to property rentals.
   3. You will not engage in any fraudulent or unlawful activities through the App.
10. Termination of Account
    Rentdeer reserves the right to terminate or suspend your account at any time, with or without notice, if you violate these Terms or engage in behavior harmful to the platform, other users, or Rentdeer.
11. Limitation of Liability
    Rentdeer provides the App and its services "as is" and "as available." Rentdeer disclaims any warranties, express or implied, regarding the App, including but not limited to the accuracy, reliability, or availability of the services. Rentdeer is not liable for any damages, including indirect, incidental, or consequential damages arising from your use of the App.
12. Changes to Terms
    We may update these Terms from time to time. You will be notified of any changes through the App. Continued use of the App after changes are made indicates your acceptance of the revised Terms.
13. Delivery Terms
    Estimated Delivery Duration:
    1. West Malaysia: 5–7 working days
    2. East Malaysia: 1–3 working days
    3. International: Within 30 working days
    Delivery Pricing:
    1. West Malaysia: RM20
    2. East Malaysia: RM10
    3. International: RM100
    Additional Notes:
    1. Delivery times are estimates and may vary due to unforeseen circumstances.
    2. Users are responsible for providing accurate and complete delivery addresses.
    3. Rentdeer reserves the right to modify delivery fees or terms at any time.
14. Refund Policy
    Refund:
    1. Refunds are available for up to 5 days after the agreement's completion (and before stamping).
    Partial Refund:
    1. If the agreement is canceled after stamping, the company may deduct:
    1. 5% of the total contract price, or
    2. The portion of the contract price for services already provided, including stamping fees.

16. Governing Law and Jurisdiction
    These Terms and Conditions are governed by and construed in accordance with the laws of Malaysia. Both parties submit to the exclusive jurisdiction of the Malaysian courts.
